Rok 2022 nebude v\u00fdnimkou. Banky maj\u00fa nieko\u013eko noviniek a pravidiel, ktor\u00e9 mus\u00edte pri \u017eiadan\u00ed splni\u0165. T\u00fdm najhlavnej\u0161\u00edm je v\u00fd\u0161ka \u017eivotn\u00e9ho minima. \u010co v\u0161etko m\u00f4\u017eete o\u010dak\u00e1va\u0165 od bud\u00facoro\u010dn\u00fdch hypot\u00e9k a na \u010do sa pripravi\u0165?<\/b><\/p>\n<h2>V\u00fd\u0161ka \u017eivotn\u00e9ho minima je vy\u0161\u0161ia<\/h2>\n<p>\u017divotn\u00e9 minimum sa u\u017e tradi\u010dne men\u00ed v j\u00fali a plat\u00ed v\u017edy \u010fal\u0161\u00edch dvan\u00e1s\u0165 mesiacov. Jeho v\u00fd\u0161ka st\u00fapla zo sumy 214,83 \u20ac na <b>218,06 \u20ac<\/b>. Spolu s n\u00edm sa zmenila aj v\u00fd\u0161ka \u017eivotn\u00e9ho minima pre \u010fal\u0161iu spolo\u010dne posudzovan\u00fa plnolet\u00fa fyzick\u00fa osobu. V tomto pr\u00edpade sa suma 149,87 \u20ac zv\u00fd\u0161ila na <b>152,12 \u20ac<\/b>. Nepatrn\u00fa zmenu m\u00f4\u017eeme bada\u0165 aj v r\u00e1mci \u017eivotn\u00e9ho minima pre nezaopatren\u00e9 die\u0165a alebo zaopatren\u00e9 a neplnolet\u00e9 die\u0165a, tu suma st\u00fapla z 98,08 \u20ac na <b>99,56 \u20ac<\/b>.<br \/>\n\u017divotn\u00e9 minimum je pre \u017eiadate\u013eov hypot\u00e9k k\u013e\u00fa\u010dov\u00fdm faktorom. Banky pod\u013ea neho zis\u0165uj\u00fa, \u010di v\u00e1m m\u00f4\u017eu po\u017ei\u010da\u0165 sumu, o ktor\u00fa \u017eiadate. Plat\u00ed, \u017ee po odpo\u010d\u00edtan\u00ed spl\u00e1tky a \u017eivotn\u00e9ho minima v\u00e1m mus\u00ed zosta\u0165 <b>aspo\u0148 40 % \u010dist\u00e9ho pr\u00edjmu<\/b>.<br \/>\nProbl\u00e9m so zvy\u0161ovan\u00edm sa dotkne hlavne \u013eud\u00ed s ni\u017e\u0161\u00edm pr\u00edjmom, ktor\u00ed pod odpo\u010d\u00edtan\u00ed spl\u00e1tok a \u017eivotn\u00e9ho minima nesp\u013a\u0148aj\u00fa dan\u00fdch 40 %. V tak\u00fdchto pr\u00edpadoch je nutn\u00e9 zvoli\u0165 <b>lacnej\u0161iu nehnute\u013enos\u0165 a zn\u00ed\u017ei\u0165 v\u00fd\u0161ku hypot\u00e9ky<\/b>.<br \/>\nTre\u0165ou mo\u017enos\u0165ou je siahnu\u0165 po hypot\u00e9ke s dlh\u0161ou splatnos\u0165ou. Nev\u00fdhodou v\u0161ak je, \u017ee dlh\u0161ia splatnos\u0165 predstavuje vy\u0161\u0161ie n\u00e1klady. Na celom \u00favere preplat\u00edte vo v\u00fdsledku ove\u013ea viac.<\/p>\n<h2>Pom\u00f4c\u0165 m\u00f4\u017ee zv\u00fd\u0161enie d\u00e1vok<\/h2>\n<p>Probl\u00e9m so \u017eivotn\u00fdm minimom m\u00f4\u017ee aspo\u0148 trochu vyrie\u0161i\u0165 <b>zv\u00fd\u0161enie r\u00f4znych d\u00e1vok<\/b>. Ich v\u00fd\u0161ka sa od janu\u00e1ra 2022 zvy\u0161uje na tieto sumy:<\/p>\n<ul>\n<li>rodi\u010dovsk\u00fd pr\u00edspevok bez materskej \u2013 280 \u20ac<\/li>\n<li>rodi\u010dovsk\u00fd pr\u00edspevok s materskou \u2013 383,80 \u20ac<\/li>\n<li>pr\u00eddavok na die\u0165a \u2013 25,88 \u20ac<\/li>\n<li>da\u0148ov\u00fd bonus na die\u0165a do 6 rokov \u2013 47,14 \u20ac<\/li>\n<li>da\u0148ov\u00fd bonus na die\u0165a od 6 do 15 rokov \u2013 43,60 \u20ac<\/li>\n<li>da\u0148ov\u00fd bonus na die\u0165a nad 15 rokov \u2013 23,57 \u20ac<\/li>\n<\/ul>\n<figure id=\"attachment_21821\" aria-describedby=\"caption-attachment-21821\" style=\"width: 680px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-21821\" src=\"https:\/\/www.euroekonom.sk\/wp-content\/2022\/01\/hypoteka-2022-2-1024x685.jpg\" alt=\"Hypot\u00e9ka 2022: \u010co sa bude meni\u0165 a ak\u00e9 podmienky mus\u00edte splni\u0165?\" width=\"680\" height=\"455\" \/><figcaption id=\"caption-attachment-21821\" class=\"wp-caption-text\">Hypot\u00e9ka 2022: \u010co sa bude meni\u0165 a ak\u00e9 podmienky mus\u00edte splni\u0165?<\/figcaption><\/figure>\n<h2>Men\u00ed sa aj v\u00fd\u0161ka spl\u00e1tky<\/h2>\n<p>Zadl\u017eenos\u0165 slovensk\u00fdch ob\u010danov neust\u00e1le narast\u00e1, \u010do vpl\u00fdva na pr\u00edsnej\u0161ie podmienky poskytovania hypot\u00e9k. Za uplynul\u00e9 mesiace sa zmenili <b>podmienky ukazovate\u013ea DSTI <\/b>(Debt Service To Income), ktor\u00fd poc\u00edtia \u017eiadatelia najm\u00e4 v roku 2022.<br \/>\nV\u00fd\u0161ka spl\u00e1tky \u00faveru m\u00e1 maxim\u00e1lnu hodnotu <b>60 % \u010dist\u00e9ho pr\u00edjmu <\/b>po odr\u00e1tan\u00ed \u017eivotn\u00e9ho minima. Ide o pomerne ve\u013ek\u00fd skok. Predch\u00e1dzaj\u00faca hranica bola stanoven\u00e1 na 80 %.<\/p>\n<h2>LTV nesmie presiahnu\u0165 90 %<\/h2>\n<p>Slovensk\u00e9 banky u\u017e d\u00e1vno neposkytuj\u00fa 100 % hypot\u00e9ky. Najvy\u0161\u0161ia mo\u017en\u00e1 hranica je 80 %, niekedy 90 %. V roku 2022 m\u00f4\u017eu banky poskytn\u00fa\u0165 <b>maxim\u00e1lne 20 % \u00faverov v hodnote nad 80 %<\/b>.<br \/>\nAko tak\u00fdto probl\u00e9m vyrie\u0161i\u0165 v praxi? Ak od banky dostanete \u00faver v hodnote 80 % zo sumy nehnute\u013enosti, \u010fal\u0161\u00edch 20 % mus\u00edte splati\u0165 zo svojich vlastn\u00fdch \u00faspor. Ke\u010f v\u0161ak nem\u00e1te na\u0161etren\u00fdch nieko\u013eko tis\u00edc navy\u0161e alebo nechcete da\u0165 na k\u00fapu nehnute\u013enosti v\u0161etky peniaze, jednou z mo\u017enost\u00ed je <b>spotrebn\u00fd \u00faver<\/b>.<br \/>\nTak\u00e1to kombin\u00e1cia \u00faverov je ob\u013e\u00faben\u00e1, no d\u00e1vajte si pozor. Spotrebn\u00fd \u00faver m\u00e1 krat\u0161iu dobu splatnosti a vy\u0161\u0161ie \u00faroky ako hypot\u00e9ka. Na jednom mieste z\u00edskate porovnanie dostupn\u00fdch \u00faverov a v\u0161etk\u00fdch podrobn\u00fdch inform\u00e1ci\u00ed.<br \/>\nAk chcete pozna\u0165 skuto\u010dn\u00e9 n\u00e1klady, ktor\u00e9 v kone\u010dnom d\u00f4sledku zaplat\u00edte, zamerajte sa okrem v\u00fd\u0161ky spl\u00e1tky aj na <b>ro\u010dn\u00fa percentu\u00e1lnu mieru n\u00e1kladov <\/b>(RPMN).
